I felt so cared for and so impartially and unselfishly guided that I feel I am spoiled for all other real estate agents. Yes, Rob is excellent in all the expected ways - offered excellent matches to what preferences I specified, he was always punctual, always friendly and understanding… and he guided me when I was not sure. But he went well above any normal standard of excellence anyone would expect. There were a number of points when I had to weigh pros and cons of buying vs renting and I thought I couldn’t turn to him bc as my agent I assumed he’d be biased toward my making a purchase bc of the commission he’d earn. Instead, Rob laid out all my options for the future if I didn’t buy now and even offered to connect me to a rental agent in case I didn’t want to buy with him. At the end of the sale, in the midst of all the pressure on signing day, there was a last minute issue with an appliance and Rob helped negotiate a credit very smoothly without delaying the closing. Anyone else would have told me to forget about it bc it might risk delaying the closing. It was like he was family. Finally, Rob went above and beyond what anyone could ever ask for by doing things that were really not part of his job. He connected me to one of the best floor restorers in Boston and organized the whole project even though the sale was already completed (I was moving from out of state). He even organized a cleaning crew, had signs put up for my moving van permit, and gave me a ride to the signing after my walk through. I honestly feel blessed to have met Rob - without him and his wise counsel, I might not have made a life altering decision to buy a home.

Rob also has a Construction Supervisor's License, which means when assessing a home, he can speak knowledgably to good, average, or poor construction and what a home's maintenance/upkeep needs will be in the future. From a personal standpoint, we were also grateful for Rob's ease of communication, patience, and assistance in negotiating on our behalf. Rob really is Needham's Broker for good reason. He has all of the skills and mannerisms needed to provide his clients with top-notch service. we had originlly hoped to sell by owner. After nearly 2 months, we realized we needed a professionel. After interviewing several realters, we decided to go with Rob. Within a week, we had an offer. This first buyer came in low, and, on rob's advice, we pulled the plug. Almost immediately, he came up with another bidder, preqalified, but with a fairly lengthy list of of conditions. Rob negotiated skillfully with the buyer's representative, bringing the final purchase and sale figure within 2% of our original asking price. Rob was very hands on, and reachable within minutes to respond to our questions or concerns, and extremely principled in lowering his fees in accordance with the ethical elements of his service. And he had done his homework, researching the realtor of the buyer, and what her tactics would be for negotiating a price lowering. He had our backs every step of the way, and by the end of the process, we felt we ha made a true friend, more concerned with our welfare, than his own. Our original desire to sell by owner reflected the costs of realtor representation. In hindsight, we can honestly say that we came out way ahead. Even after the fees were paid, we ralized a significant sales price, much higher than we could have gotten on our own, or, I daresay, with anyone else we encountered.
